Want to live near these T stops? It'll cost you

It’s getting increasingly expensive to live within walking distance of an MBTA subway stop, according to a recent report that breaks down which locations saw the biggest rent hikes for one-bedroom apartments over the past year.

 

Apartment search website RentHop published a report earlier this month that calculated the median rent for one-bedroom apartments within roughly half a mile of each T stop, and compared it to data from February to April 2017. If there weren’t enough unique RentHop listings for a given stop, the radius was increased to a little more than a mile to ensure a larger sample.

 

Overall, the report found that rents for one-bedroom apartments near T stops across Greater Boston increased modestly — by around 3 percent — over the last year. Prices increased at 90 stops across the entire system, decreased at 21 stops, and remained the same at 10 stops. Click on the interactive map below for information about each stop.

Phoenix single-family rents still growing as national prices stabilize

 

A decrease in low-end rental growth rates for single-family homes could foreshadow stabilization in rent prices, according to March data released by CoreLogic Inc.

 

Low-end rentals saw 3.9 percent growth in March, down from 4.4 percent in March 2017, which could be an early signal of stabilization, the data provider said.

 

CoreLogic defines low-end rentals as properties with rents less than 75 percent of the regional median.

 

However, Phoenix had the second highest year-over-year increase in single-family rents at 5.4 percent due to both high rent and employment growth, CoreLogic reported.

 

Phoenix saw employment growth of 3.2 percent year-over-year, compared with national employment growth of 1.6 percent, according to the U.S. Bureau of Labor Statistics.

 

Molly Boesel, principal economist with CoreLogic, told the Phoenix Business Journal that Phoenix is still accelerating upward in both low-end and high-end single-family rental prices.

 

She also said Phoenix has a high demand in the rental market, with only a 1.7-month supply of single-family homes. This means all home rentals on the market will be gone in 1.7 months.

 

Overall, Phoenix is a fairly healthy market, according to Boesel.

 

Nationally, single-family rent prices have gradually climbed between 2010 and 2018, but increases began to slow after rents peaked at 4.2 percent growth in February 2016, according to CoreLogic.

 

On the national level, CoreLogic data showed rentals for single-family homes hovering at 2.7 percent growth year-over-year.

With both home prices and mortgage rates increasing this year, many are concerned about a family’s ability to purchase a major part of the American Dream – its own home. However, if we compare housing affordability today to the average affordability prior to the housing boom and bust, we are in much better shape than most believe.

In Black Knight’s latest monthly Mortgage Monitor, they revealed that in the vast majority of the country, it is actually more affordable to purchase a home today than it was between 1995 to 2003 when looking at mortgage payments (determined by price and interest rate) as compared to incomes. Home prices are up compared to 1995-2003, but mortgage rates are still much lower now than at that time. Today, they stand at about 4.5%. Here are the average mortgage rates for each of the years mentioned:

  • 1995 – 7.93%
  • 1996 – 7.81%
  • 1997 – 7.6%
  • 1998 – 6.94%
  • 1999 – 7.44%
  • 2000 – 8.05%
  • 2001 – 6.97%
  • 2002 – 6.54%
  • 2003 – 5.83%

On the other hand, wages have risen over the last twenty years.

Black Knight’s research revealed that, when comparing “the share of median income required to buy the median-priced home” today, to the average between 1995 to 2003, it is currently more affordable to purchase a home in 44 of 50 states.

Here is a state map of the percentage change in the price-to-payment ratio. Positive numbers indicate that it is less affordable to buy while negative numbers indicate that it is more affordable.

Bottom Line

Whether you are moving up to the home of your dreams or purchasing your first house, it is a great time to buy when looking at historic affordability data.
