On January 10th of each year, “National Cut Your Energy Costs Day” encourages consumers to reduce their overall energy costs by improving home efficiency.
🏡
According to Freddie Mac, a typical U.S. family spends $2,200 per year on energy bills. By making energy efficient upgrades, you could reduce your energy bills by up to 30%!
🏡
To assess the energy efficiency of your home and see how it measures up, take a moment to check out Home Energy Yardstick to calculate your estimated opportunity. Don’t forget to have your energy bills nearby.

The New Spring Real Estate Market is Here. Are You Ready?

The New Spring Real Estate Market is Here. Are You Ready?
Which month do you think most people who are considering buying a home actually start their search? If you’re like most of us, you probably think the surge happens in the spring, likely in April. Not anymore. According to new research, January 2019 was only 1% behind February for the most monthly views per listing on realtor.com. So, what does that mean? The busiest season in real estate has just begun.
🌴🌵🌱🌞🌻🌸
With the reality of fewer homes on the market in the winter, and that supply naturally increases as we head to the spring market, waiting for more competition to list in your neighborhood this year might put you behind the curve. Perhaps now is the time to jump into the market.

🌴🌵🌱🌞🌻🌸
If you’re thinking about buying or selling a home this year, the earlier you get started, the better. Reminder: When should you sell something? When there is less of that item for sale and the greatest number of buyers are in the market. That’s exactly what is happening in real estate right now.
The new spring market for real estate is underway.

If you’re considering buying or selling, reach out to us, so you have the advantage in this competitive market.

Rents will be rising AGAIN in 2020. Read more info here

Rents will be rising AGAIN in 2020. We have helped hundreds of families buy a home through Down Payment Assistance Programs. They are available through some government programs and non-profits organizations in Arizona. If you’re a someone missing a down payment or don’t want to wipe out your savings, these programs are designed to assist. There are multiple programs that a person could qualify for to buy a home. It's cheaper than renting! You just need to know and learn about what options are available to you.
🏡
A Down Payment is one of the largest factors that prohibit people from buying a home. Upwards of 25% percent of all jobs are tied to the housing market for employment. The government knows that Homeownership builds more stable communities, better employees and provides a stable environment to raise children that do better in school. Our government leaders understand the effects of homeownership and promote these programs as such.
🏡
The amount of the down payment assistance grant/gift can vary from county to county in Arizona. The programs give up to 100% of the down payment needed to buy a home. The amount is determined by the price of the home. Check your eligibility today and find out how much you will get.

Interest rates to remain stable in 2020.

If you haven't seen our latest National and Phoenix housing market update video, check it out on our instagram "Awntelrealestate" or on our YouTube channel.
🏘
Projections from the experts at the National Association of Realtors (NAR), the Mortgage Bankers Association (MBA), Fannie Mae, and Freddie Mac all forecast mortgage rates remaining stable throughout 2020.
The Federal Market Open Committee meetings consensus have shown that there is a 96% chance they will remain stable this year. This will cause for home sales to increase. We will, however, likely see smaller increments of home sale increases this year than we did over the past several years.
🏘
Just remember, rates have been really low for the last 10 years now. Do you remember when they used to be 6-9% for decades? You may not fully realize the opportunity you have right now. You should consider taking advantage of the investing opportunities, while you have time. It can change your family's life for the better. Check out our buyer and seller reviews online, we have over 70+ available.
🏘
With more people moving here to Arizona this year, the growing demand and a limited supply of inventory will cause prices to appreciate. 2020 will be another solid year for real estate.

Do you have at least a 550 credit score or above?

Awni and Chantell here, your local Real Estate Agents..We want to wish you all a Happy and Safe New Years!!🥳

Did you know that rents out here have increased by up to 60% over the last decade?? Pretty crazy, isn't it? We remember when renting was affordable.

You're tired of writing rent checks to your landlord each month. You’d rather buy a house and start building equity with each monthly mortgage payment. This is how you actually create long-term wealth and security for you and your family. Real estate is an appreciating asset. You are building your wealth through the equity of your home. And you get to live in it! You also receive excellent tax benefits when you are a homeowner, thus increasing your "Net" worth. More $ in your pocket and less to Uncle Sam. Renting can never do that for you.

Do you have at least a 550 credit score or above? We want you to know that we work with flexible & creative financing options that are available to so many people. We want you to realize that you can actually build long-term wealth for your family, you just need to know how it can be done and we are here to show you. We have done this over a thousand times now...you can look up our past client reviews online if you want, there are plenty (over 70+). There are options. You just need to be informed of them. People are buying homes every day and creating wealth and security for their families. You can do it, too. You just need to know the "How To" and have someone guide you through the process.

What to do when you catch a Phishing Scam

We are certain you have seen those emails from a Nigerian Prince, or maybe something as common or basic as checking a Word doc attachment.

If you find yourself skeptic of a phishing email, we encourage you to report dangerous phishing scams to the Federal Bureau of Investigation’s (FBI) Internet Crime Complaint Center (IC3). This website represents a collaborative effort between the FBI and the National White-Collar Crime Center (NWC3). The IC3 assists consumers by serving as a means to receive internet-related criminal complaints and to research, develop, and refer the criminal complaints to applicable federal, state, local, or international law enforcement and/or regulatory agencies. IC3 accepts online internet crime complaints from either the victim or from a knowledgeable third party.

A few other things you can do to protect yourself and recommend the following:

1. Passwords-
Use strong passwords by making them unique and complex. Regularly change passwords. Do not use the same password for all accounts.

2. Email Security-
Do not open any suspicious emails, click on any links, or open any attachments; delete these emails.
Clean out your email account on a regular basis. Use encrypted emails when sending sensitive or confidential information.

3. Wireless Use Security-
Use encrypted wireless for work matters. Stay away from free/unsecured Wi-Fi (i.e., coffee shops, hotels, libraries, restaurants).

4. Use of Electronic Devices-
Lock your screen or log out when you walk away from your device to prevent unauthorized access.

5. Software-
Antivirus and firewall software should be regularly monitored and updated. Data should be backed up on several different platforms.

6. Record Keeping/Disposal-
Purge and/or shred any and all documents that contain personal information such as account numbers, driver’s license number, social security number, credit card, debit card numbers, etc.
