Is Phoenix Arizona Reopening its Economy? - Trump's Plan to Open Country. As Covid 19 continues to spread across the US, President Donald Trump has given governors guidance on reopening state economies in the coming months. The administration's 18 page guidance document details three phases to reopen state economies, with each phase lasting, at minimum, 14 days. The guidelines in full can be with the link down below. Our Phoenix housing market has certainly been turning; Current housing market update STATS: Avg sales price is $305,000. Month’s supply is at 2.2. AVG PSF is $182 in the metro Valley. Remember 6 month’s supply is a balanced market, and when we start to hit 7+ months, we will be in a buyer’s market, and that's not happening anytime soon. We would have to see this current trend continue for several months if not longer, in order to even see a balanced market, never mind a buyer’s market. If you want to take advantage of this market, call me or send me a DM. Mortgage interest rates are currently in the low to mid 3's. Encouragement here is to buy and/or if you are a current homeowner, now may be the time to refinance. Recession or not, it’s impossible to time the market, whether for buying stock or buying real estate. The temporary softening of the real estate market will likely be followed by a strong rebound, once the quarantine is lifted. There are 3 key questions about this pandemic which will determine the success or failure of any move back to normality: 1. Does infection by COVID-19 grant any immunity from repeat infection? 2. If so, how strong is that immunity, is it total or partial? 3. How long lasting is that immunity?
