Is the housing market finally cooling off? Housing supply has been arriving in greater quantities over the past few weeks. This applies to both rental and for sale listings. The most dramatic rises are in rentals. U.S. new home sales fell as mortgage rates and prices increased. The sales rate declined 8.6% for the month and 12.6% from a year ago. During the same time period, the median sales price increased 21.4% to $436,700. The Federal Reserve is expected to raise interest rates again for the 2nd time since 2018, boosting the fed funds target rate by a 0.5% point. The central bank is also expected to launch a program to reduce its massive bond holdings by $95 billion a month, starting in June. It's important to understand this has nothing to do with the average mortgage. It means that the Fed will buy fewer bonds (Fed bond buying is one factor that kept rates as low as they were).
