Can you get the Coronavirus from going in a swimming pool or hot tubs? It's already pool season here in Phoenix Arizona, and many of you are wondering if you can actually catch the Coronavirus disease, aka Covid-19, in swimming pools, hot tubs, or even in artificially made bodies of water. I answer your question here in this short video. During this crisis, it is important that pools and spas be properly maintained because: -The maintenance properly sanitizes swimming pools and other artificial bodies of water to prevent the transmission of infectious diseases and help maintain community health. -Without property pool maintenance (which include circulation and treatment of water) various germs can grow. It can also create a breeding ground for mosquitoes and other pests and the diseases they may carry. This presents a risk not only to bathers but the entire community at large. -Swimming pools, spas or even hot tubs are a fun way for families to focus on their health and well-being. These pools and spas should be properly maintained to ensure proper sanitation measures are taking place. Remember, if you do not know how, YouTube has many tutorial videos on how to maintain your pool, or you can hire a Pool Tech to come out and do it for you. Summertime in Arizona calls for at least once a week in maintaining the chemical treatment in your pool. Winter time is generally twice a month. Also remember, this does not remove the fact that social distancing still is encouraged and should be practiced regularly when you are around others. It’s not the pool water that might expose you to the virus, but maybe the door handles and other objects that people are having a lot of contact with. Be sure to wash your hands frequently. The #socialdistancing crowds have trashed Sedona in the last two months and it’s actually now becoming dangerous for our community. Diapers, tampons, condoms, toilet paper, broken glass, and rotting food all within 25 feet of the creek.

While growing up, we were taught by our parents and grandparents that owning a home is a financially savvy move. They explained how a mortgage is like a “forced savings plan.” When you pay rent, that money is lost forever. When you make a mortgage payment, much of that money accumulates as equity in the home. So, what exactly is equity?
The equity in your home is the amount of money you can sell it for minus what you still owe on the mortgage. Every month you make a mortgage payment, and every month a portion of what you pay reduces the amount you owe. That reduction of your mortgage every month increases your equity.
For most families, their home is their largest financial asset. This increase in equity drives the net worth, or family wealth, of the homeowner. Renters are not earning that benefit. Instead, they’re building the net worth of their landlord.

Home price growth will moderate during the pandemic. But once a cure is available, most experts agree that home values will again begin to appreciate at levels similar to what we’ve seen over the last several years. In the long run, our family elders will be proven correct: owning a home is a savvy financial move.

Why Home Equity Is a Bright Spark in the Housing Market

Today, according to John Burns Consulting, 58.7% of homes in the U.S. have at least 60% equity. That number is drastically different than it was in 2008 when the housing bubble burst. The last recession was painful, and when prices dipped, many found themselves owing more on their mortgage than what their homes were worth. Homeowners simply walked away at that point. Now, 42.1% of all homes in this country are mortgage-free, meaning they’re owned free and clear.

 

In addition, the average equity mortgaged homes have today is $177,000. That’s a significant amount that homeowners won’t be stepping away from, even in today’s economy. In essence, the amount of equity homeowners have today positions them to be in a much better place than they were in 2008.

 

The fear and uncertainty we feel right now are very real, and this is not going to be easy. We can, however, see strength in our current market through homeowner equity that has not been there in the past. That may be a bright spark to help us make it through.

What Impact Might COVID-19 Have on Home Values?

A big challenge facing the housing industry is determining what impact the current pandemic may have on home values. Some buyers are hoping for major price reductions because the health crisis is straining the economy.

The price of any item, however, is determined by supply and demand, which is how many items are available in relation to how many consumers want to buy that item.

In residential real estate, the measurement used to decipher that ratio is called months supply of inventory. A normal market would have 6-7 months of inventory. Anything over 7 months would be considered a buyers’ market, with downward pressure on prices. Anything under 6 months would indicate a sellers’ market, which would put upward pressure on prices.

Going into March of this year, the supply stood at 3 months – a strong seller’s market. While buyer demand has decreased rather dramatically during the pandemic, the number of homes on the market has also decreased. The recently released Existing Home Sales Report from the National Association of Realtors (NAR) revealed we currently have 3.4 months of inventory. This means homes should maintain their value during the pandemic.

Even though the economy has been placed on pause, it appears home prices will remain steady throughout the pandemic. We will see. Stay tuned for more updates on the housing market.

As Covid 19 continues to spread across the US, President Donald Trump has given governors guidance on reopening state economies in the coming months. The administration's 18 page guidance document details three phases to reopen state economies, with each phase lasting, at minimum, 14 days. The guidelines in full can be with the link down below. Our Phoenix housing market has certainly been turning; Current housing market update STATS: Avg sales price is $305,000. Month’s supply is at 2.2. AVG PSF is $182 in the metro Valley. Remember 6 month’s supply is a balanced market, and when we start to hit 7+ months, we will be in a buyer’s market, and that's not happening anytime soon. We would have to see this current trend continue for several months if not longer, in order to even see a balanced market, never mind a buyer’s market. Encouragement here is to buy and/or if you are a current homeowner, now may be the time to refinance. Recession or not, it’s impossible to time the market, whether for buying stock or buying real estate. The temporary softening of the real estate market will likely be followed by a strong rebound, once the quarantine is lifted. There are 3 key questions about this pandemic which will determine the success or failure of any move back to normality: 1. Does infection by COVID-19 grant any immunity from repeat infection? 2. If so, how strong is that immunity, is it total or partial? 3. How long lasting is that immunity? The Pain of Unemployment

There are 2 crises in this country right now: a health crisis that has forced everyone into their homes and a financial crisis caused by our inability to move around as we normally would. Over 20 million people in the U.S. became instantly unemployed when it was determined that the only way to defeat this horrific virus was to shut down businesses across the nation. One second a person was gainfully employed, a switch was turned, and then the room went dark on their livelihood.
The financial pain so many families are facing right now is deep.

How deep will the pain cut?

Major institutions are forecasting unemployment rates last seen during the Great Depression. Here are a few projections:
  • Goldman Sachs – 15%
  • Merrill Lynch – 10.6%
  • JP Morgan – 8.5%
  • Wells Fargo – 7.3%
  •  

How long will the pain last?

As horrific as those numbers are, there is some good news. The pain will be deep, but it won’t last as long as it did after previous crises. Taking the direst projection from Goldman Sachs, we can see that 15% unemployment quickly drops to 6-8% as we head into next year, continues to drop, and then returns to about 4% in 2023.
When we compare that to the length of time it took to get back to work during both the Great Recession (9 years long) and the Great Depression (12 years long), we can see how the current timetable is much more favorable.
It’s devastating to think about how the financial heartache families are going through right now is adding to the uncertainty surrounding their health as well. Hopefully, we will soon have the virus contained and then we will, slowly and safely, return to work.
